GENERAL POLICIES FOR FURNISHED RENTALS
1. The rental month begins after 3:00 p.m. on the FIRST day of the month and ends at 10:00 AM on the LAST day of the month unless prior arrangements are made. 2. All homes are professionally cleaned prior to your arrival. Please let us know if any problems are discovered when you move in. 3. Our properties are NON-SMOKING. If there is evidence of smoking in the home, the home will be cleaned by a special smoke removal service. The cost will be charged to you and it is expensive. 4. An application fee of $30 per applicant will be due with the rental application. Your social security number is required on the application for us to be able to process your application. Rest assured this information is destroyed immediately after your application is processed. Call us if you have any questions concerning this requirement. 5. A minimum fee of $150.00 - $250.00 depending on the size of the home will be charged as a cleaning and linen laundry fee. This charge is in addition to your security deposit. 6. Most leases for furnished properties will include basic cable TV, local phone service, internet access and utilities with a monthly cap on utility use. 7. The first months' rent is due when your lease is signed. The deposit, cleaning fee and pet fee (if any) are due two weeks prior to your arrival date. Subsequent months' rental payments must be received by on the first day of each month. 8. We will contact you regarding obtaining the key to the property prior to your arrival date. 9. Security deposits will be returned within 14 business days of your move-out providing property is received in prior condition. A move in sheet will be provided with your lease packet to note the condition of the property and to note any pre-existing conditions once you arrive. 10. Contact your agent prior to your departure to make arrangements for returning your keys. 11. Fort Lowell Realty and Property Management, Inc. will not be liable for any personal items that are lost or damaged. You are encouraged to purchase rental insurance.
CANCELLATION POLICY: When you have signed the lease, you are responsible for its entire performance and obligated to its terms. You may request that we re-lease the property which we will do to the best of our ability. If you do not occupy the premises and we are able to re-lease the property for the same rental amount to another tenant, you will be reimbursed the remaining funds, if any, less leasing fees. If the property is re-leased at a lower rate, you will be responsible for the difference. Application fees are non-refundable. |
